Every step is recorded in the transaction ledger and the audit log, so there is always a clear record of who did what and when.
- Step 1
Fund
Open an escrow from your dashboard. Choose the funding account, amount, and the other party. Funds leave your available balance and are held by the bank.
- Step 2
Conditions
Write out the release conditions, such as "deed recorded" or "equipment delivered and inspected." Both parties see the same terms.
- Step 3
Held safely
Neither side can touch the money while conditions are pending. Your escrow shows as Funded on your dashboard.
- Step 4
Release or refund
A licensed escrow officer (in this demo, a relationship manager) confirms conditions and releases funds, or cancels and refunds you.

Who decides when funds are released?+
An escrow officer confirms that the written conditions are met before releasing funds.
Can I cancel an escrow?+
Contact your relationship manager. If the other party agrees or conditions cannot be met, the funds are refunded to your account.
Is this a licensed escrow agent?+
No. Menard Community Demo Bank is a fictional capstone project. Real escrow agents in Texas are licensed and regulated.
